We work with homeowners, landlords, property management, short term airbnb owners, and more to protect your investments in the Ocala area and the Villages.  We are home watch professionals who inspect your property and report back concerns so you always know the condition of your home or property.  Are you snowbird?  Don’t rely on your neighbors.  Hire us to check on your home while you are away!

Referral Program

For our existing clients: Any new clients referred by you that sign up for our services for a minimum of 4 months within a year, you will receive a credit to your account for one Home Watch visit. They must mention your name when they contact us for service.

For Property Managers and Realtors: Any new clients referred by you that sign up for our services, you will receive a $25 cash thank you.

Additional Services for Clients

Along with our regular inspections, you can hire us to coordinate with other services you may need. Here are some examples but if you do not see what you are looking for please call us and ask! Coordinate Repairs with your repairman, contractor, HVAC technician etc. by giving access and waiting on work to be completed and securing property. Package/mail pick up and secure in home or forward. Lease renewal inspections and tenant check in/check out. Trash and recycle service by placing at curb or bringing back in. Pre and post storm services.

How much does it cost?

Each property is different and the client’s needs may vary, so our pricing is done individually but here is sample rates to put your mind at ease of the affordability of our services.

Home Watch Services:

Prices start at $40 per visit

Available short term.  No fees to cancel.

Rental Watch Services:

Post notice $45

Lease renewal inspection $75 and up

Move out inspection $100 and up

Other Services:

Key Holder service $45 per request

Meet Contractor $40-$60 per hour

Our Reports

What are some things that we look for when we inspect your property?

> We check the roof, chimney, gutters, and downspouts.

> We check all exterior walls, doors, and windows looking for signs of damage or break-ins.

> We check for signs of rodent or pest intrusion.

> We check outside faucets and hoses for signs of leaks.

> We check storage shed(s) to be sure they are secured.

> We check that windows and doors are locked and secured.

> We check the thermostat, heating and air. Thermostat is checked for proper settings and we inspect your air filter.

> We check for signs of mold, leaks and water damage.

> We check appliances, plumbing and electrical. We run faucets and flush toilets. Panel box is checked for tripped breakers.

> We check for unusual sounds or odors.

> We check smoke detectors to ensure they are working properly.

Home Watch Schedule

We visit your property to inspect for potential problems to help you avoid costly repairs and unexpected surprises. When we arrive at your property our reporting program tracks our location with GPS capabilities to document our location, as well as the date and time. You will know exactly when we were there and we can report on your schedule whether it is weekly, monthly, somewhere in between, or just as needed.

Florida Checklist

Before you leave your home for an extended stay, here is your to-do list…

HVAC System

1. Have your unit serviced prior to leaving. 
2. Change the filter.  Leave extra filters nearby.
3. Replace thermostat batteries.
4. Set thermostat to 80 degrees.  
5. Close blinds/curtains.

Plumbing

1. Test if water main prohibits operation of irrigation system if valve is off.
2. Turn off main water valve.
3. Turn off water heater (if electric) at breaker.  If gas, set to vacation/pilot mode.

Kitchen

1. Turn off ice maker and dump out ice.
2. Empty all perishable items from refrigerator.
3. Leave dishwasher door slightly open.
4. Leave sink cabinet door open.

Bath

1. Leave toilet seats and lids up along with a brush and cleaner nearby.
2. Leave all sink cabinet doors open.
3. Put drain cover on shower drains.

Exterior 

1. Bring in patio furniture and cushions.
2. Arrange for hurricane shutter installation or removal if needed.
3. Remove all trash and recycling items.
4. If vehicle remains, disconnect battery or connect to vehicle maintainer.
5. Replace battery on garage door keypad.

Other Items

1. Replace all smoke detector batteries.
2. Unplug all night lights.
3. Make arrangements for mail.
4. Make arrangements for indoor plants.
